Building Requirements:
Lots 6-17, 27-30 and 35-37 are duplex lots. Lots 18-26, 31-34,38-45 and 49-52 are Single Family Residential. All residential dwellings must adhere to specific building requirements to maintain the community's aesthetic and quality standards. Each home is required to have a minimum of a two-car garage. For single-story homes, the minimum square footage above grade is set at 1,600 sq. ft. For homes with a story and a half, the minimum is 1,800 sq. ft. above grade. Two-story homes must have at least 2,000 sq. ft. of space above grade. Additionally, all street-facing sides must include a minimum of 25% natural exterior finishing, such as brick, stone, or other masonry. However, variances may be approved for specific home styles, like 'Salt Box' homes. These requirements ensure that all properties within Scholar Ridge Estates reflect a consistent and high-quality standard of design and construction.
